The removal of the EASEMENT from part of Mr. Moffatt's Lake Ashford lots, as this was  a contingency on his purchase agreement,  has already
dramatically increased the value of his property. The new TOWN ASSESSED valuation due to the removal of the EASEMENT has soared to
$76, 200 which is considered to be 70% of the actual appraisal and valuation. Thus, this property jumped to a valuation of about
$108, 870. Not bad, because the day of the closing, I had paid, a SALES PRICE of  $59,000 for the property. After the closing , the EASEMENT
REMOVAL papers went to the TOWN HALL...and thus the NEW  VALUATION!
 I knew when I put this deal together that IF the easement was
removed...the property valuation would likely soar!  I WAS RIGHT! So, I now owe $44,600 on what may be valued at $108,870!
